How a working session is held
The briefing is paper. The session is the hour when the general manager, the person who loads rates, and often the owner read the same weekday chart without talking past each other.
A working session is part of every Property Revenue Briefing and of the shorter studies that include a sitting. It is not a lecture and not a tour of the bedrooms. We have already read the extract. You have already lived the year. The session is where those two readings are forced onto the same page.
We prefer to travel to the house when it is within a day’s reach of Tbilisi. Kakheti and the nearer Black Sea properties are ordinary visits. Farther houses use the office at Level 9, 31 Barnovi Street, Tbilisi 0179, with the general manager coming in.
Bring the person who changes BAR, the person who signs group contracts, and — for the dining half — whoever owns the breakfast attach figure. A full staff meeting on the first pass turns the weekday chart into theatre. The second conversation, if you want one, can be wider.

- The room
We ask for a table that is not the lobby. The night-audit office, a closed dining room before service, or our room on Barnovi Street. Three hours. Water on the table. Phones down if the house can bear it.
- The order of pages
Occupancy by weekday first. Then ADR against last year. Then channels. Dining last, so the chef or F&B manager can arrive for the second half. We do not skip to recommendations to save time.
- The argument
Giorgi keeps the talk on the chart. If Tuesday is cheap, we stay on Tuesday until the person who loads rates can say whether that was a choice or a habit. Unresolved items go to the follow-up call, not to a new slogan.
- After we leave
The bound pages stay. Within ten days we take one call for questions that appeared once the week had been lived with the briefing on the desk. Rate loading remains yours.
