Last year’s occupancy laid against the calendar you actually live with — festivals, harvest, and the empty shoulder — before you lock next year’s rates.
A Seasonal Rate Study is for a house that already knows its busy months and still copies last July’s rate into September. We take occupancy and ADR by week, set them beside the calendar the property actually lives with — New Year in Tbilisi, the Rtveli weeks in Kakheti, the sea in July, the quiet stretch after Orthodox Easter — and mark where last year’s rate fought the calendar instead of following it.
The pages show pickup into the weeks you care about, not a yearly average. We include a short note on which weekdays held rate and which ones were given away to fill the house. The study does not rewrite your brand story. It tells you, week by week, where last year’s BAR was brave and where it was hopeful.
The session is half a day. Bring the person who loads rates and the person who promises beds to the incoming groups. Excluded: we will not negotiate with an OTA on your behalf, and we will not invent demand for a week the city is empty.
